Add a lease one question at a time
Shipped in v2.474.0Today you can add a lease in Kera by answering one plain question at a time. Which unit is it for? What's the term? How much is rent each month? Beside the questions, a summary of the lease fills in as you answer, so you can see what you're about to create before you create it.
A lease touches a lot at once: the unit, the term, the rent, the tenants, the deposit, online payments and the document itself. On one long form, it's easy to miss a field and only find out when you press save. The composer takes those pieces in order and checks each one as you go, so a mistake shows up right where you made it.
Answer only what applies to this lease
Go to Leases and choose Add lease. The composer starts with the unit, then the term, which can be a fixed term or month to month. It moves on to the rent, who's on the lease, whether to collect rent online through Kera, the deposit, the first bill, and whether Kera should track rent owed each month.
Questions that don't apply are left out. If the property is in Quebec, for example, Kera doesn't ask about a deposit. Organizations get one extra question, whether to change the management fee for this lease. The lease document and notes come last, and both are optional.
Fix a mistake where you made it
Each Continue checks only the question in front of you. When an answer is done, it folds into a one-line card, such as the term dates or the monthly rent. Choose Edit on any card to reopen it, change the answer, and carry on.
The Add lease button stays off until every required question has an answer, so you can't save a lease with a gap in it by accident.
Keep an eye on the whole lease
The lease summary on the right shows the unit, term, rent, tenants, payments, deposit and document as you answer. It's the quickest way to catch a wrong date or a missing tenant before anything is saved.
On a phone, the summary becomes a bar along the bottom of the screen with the rent and a Details button, so the questions keep the full width.
Editing an active lease works the same way. The terms already in force, like the rent and the term, are locked, with shortcuts such as Increase rent or End lease for the changes that need a notice.
Attach the lease and send it to sign
At "Do you have the lease document?" you can upload the lease you already use, or have Kera's AI draft one from the lease details. Choose Check compliance for an AI review of the document. Treat the draft and the review as a starting point for your own review.Note 1
Choose Sign lease to open the document in Kera's editor, place signature fields and choose who signs. If you're recording a lease that was already signed on paper, a switch, "Send guest links to sign this lease", lets you collect signatures on it anyway, or record it without contacting anyone.
To get started, go to Leases and choose Add lease. The composer is available to landlords and property management teams. Properties, tenants, owners and vendors now use the same step-by-step layout, so once you've added a lease the rest of Kera will feel familiar.
- Kai and Kera's other AI features can be wrong. Check important answers and drafts against your records before you rely on them. Kai doesn't save or change anything until you confirm, and it can only do what your role allows. AI drafts and compliance checks are a starting point for your own review, not legal advice. ↩
